On Gardening: Understanding Carbon Cycle When Gardening Can Help in Slowing Climate Change

By: Juntee Terrenal, GMS, Strategic International Business Leader, Adviser & Coach

Gardening is one among the simple options that can help in fighting the progressing Climate Change. We can begin in our own backyard or at least in our planters regardless of the area where we live; in a major metropolis, suburbia or country side.

Everyone can participate in our own little ways. #savetheplanet #climatechange #gardening

Juntee Terrenal, GMS, Founder of ReloNavigatorSM & Chair of IBBAsSM has sought permission from the Author, Tom Karwin; of which he granted re-publication of his article. The article first appeared in Monterey Herald dated July 3, 2015. Please click the provided link to see the original source.

Tom illustrated in his ‘restoring your soil’ article that is found below about the Carbon cycle affecting our environment; the role of soil, its complex components and implication to plants; and provided helpful concepts that others can integrate in their gardening activities;

Tom Karwin writes a regular column at Monterey Herald; his articles are also documented at On Gardening;  is president of the Friends of the UC Santa Cruz Arboretum and a Lifetime UC Master Gardener (Certified 1999-2009). A board member of the California Native Garden Society, a long-time member of the Garden Writers Association.

On Gardening: How restoring your soil can help fight climate change by Tom Karwin

_Gardening Soil

The threat of climate change has become a concern among scientists, environmentalists and gardeners (who might wear all three of these hats, of course). In the search for a solution to this problem, these three interested parties have common ground.

Our climate is changing as a result of a disruption of the carbon cycle. On Earth, a fixed amount of carbon moves through different forms: liquid, solid or gas.

Carbon enters the atmosphere from several sources, including respiration and decay of animals and plants, eruptions of volcanoes and releases of dissolved carbon dioxide (CO2) from the oceans.

Plants absorb CO2 from the atmosphere and use photosynthesis to release oxygen back into the atmosphere and convert carbon into sugars that support the plant’s above-ground growth. At the same time, up to 40 percent of the CO2 goes to the plant’s roots, to feed soil microbes. The microbes help the plant acquire nutrients through its roots, and lock (“sequester”) carbon into the soil for very long periods.

The carbon cycle supports Earth’s climate and enables the growth of plants and all other living things.

This complex natural process balances the amount of carbon in liquid, solid and gas forms. Vast amounts of carbon are stored in the soil and fossil fuels, and much smaller amounts are stored in the atmosphere, the oceans and plants.

During the Industrial Revolution (about 1760 to 1830), humans began burning fossil fuels, cutting down forests, draining wetlands, converting grasslands to large-scale crops, paving paradise and applying synthetic chemical fertilizers and pesticides. These activities have been disrupting the carbon cycle and altering this important balance.

The consequences include degraded soil with reduced ability to capture carbon, an excess of carbon in the atmosphere and the acidification of the oceans, none of which is beneficial to living things (including us).

The broad term, climate change, encompasses all of these negative effects.

Restoring the natural carbon cycle could reverse climate change.

Restoration requires feeding the soil with organic matter and planting cover crops to protect the soil from temperature extremes and erosion. In short, the solution is based upon regenerative, organic agriculture.

This strategy must be employed on a global scale, but we all should understand the carbon cycle and support this process of soil restoration in our own gardens and in our individual contributions to relevant public policy. Substantial private interests are invested in fossil fuels, “conventional” monoculture agriculture that depends upon synthetic chemicals, and other industrial methods that are changing our climate. They can be expected to resist this strategy of working with nature, so eventual success requires our vision and long-term commitment.

Each gardener could participate first in his or her own garden. That would be a fine way to celebrate our independence from, in this context, commercial interests.

Spring Time is Coming, Pre-Listing Tips for Home Seller’s Advantage

By: Jalenn Turre, Marketing, Business & Social Media Strategist

During the month of February, many home owners are contemplating of preparing their home for sale for various reasons whether personal or business.  When Spring Season is approaching, it is always a good technique to begin evaluating who you can call to do business with. However, before calling a real estate professional with an intent to achieve the highest possible value of your property please consider the tips below. By not doing these, your property may not sell to your advantage. Instead, you will experience the various stages of lowering the price, a Realtor trick in selling your property for their advantage.

Pre-listing Tips for Considerations of Home Sellers:

1. Clean your home with unnecessary garbage and dispose them, not piling up in your garage such as unwanted paints, etc.

2. Invest with a neutral paint for those personally-influenced taste-of-colors that may not be appealing to non-adventurous home shoppers

3. Create a curb appeal that will attract home buyers, especially when your home is in an ideal zip code, meaning low crime neighborhood

4. Invest on newer appliances that will magnet interest of home buyers

5. Demonstrate some economics in sustaining and maintaining your home for the benefit of economically-driven home buyers

6. Invest on fixing some essential features of your home, these will attract your buyer to sign their offer. Covering with faux appearance will not sell your home. There are smart home buyers that are familiar with these incognito tricks of “Used Houses Salesman”.

7. Interview candidates who will represent your home, inquire about the ROIs of their listing; how many inventory of listing that they have not sold (you can research this if they don’t tell you); ask why a home owner they represented changed to a new Realtor after not selling under their listing. Work only with Professional Realtor who will advocate your personal and business goals, instead of working with a “Used Houses Salesman”

When you decide to list your home, here is a go-getter, one experienced cross-border real estate NAFTA professional who will work with you in achieving your goals.

Fabian Saul_FerndaleRecord

“I work with all types of homes and at any location” – said Fabian Saul

Fabian speaks Spanish, French, Italian, German and English. When any of these linguistic proficiency is in your personality, consider chatting with Fabian. He will be privileged to discuss and answer all your questions that pertains to achieving your business or personal real estate goals.

Regardless of your location, whether you live in British Columbia province of Canada and would like to relocate to Washington State of USA, buy a real estate here; Mr. Saul will be happy to answer your concerns. He will be glad to walk you through many information that will make you feel comfortable in working with him.

The January 29th Issue of the Ferndale Record, Saul was quoted;

“I’m not a pushy salesman,” Saul said. “If it’s a long process, that’s fine.”

Saul said he replaces pushy tactics with pure dedication to clients.

“I provide as much information about everything as possible. My motto is ‘disclose, disclose, disclose.’ By the time I’m done, they might as well be the Realtor themselves, they know so much,” Saul said.

In the January 2015 Issue of  “Life at Home Magazine”, it featured at its center fold the stately luxury home that he is professionally representing in Elgin, British Columbia. The neighborhood with particular prestige.

“Terrenal said he appreciates the unique perspective that Saul brings to his practice, which is born out of his broad range of life and cultural experience. Employers Found College Grads with Inadequate Cultural Competency

By: Juntee Terrenal, GMS, Strategic International Business Leader, Adviser & Coach

Recently, the American Association of Colleges and Universities published one of their findings about college graduates. It is interesting to note that with this era of globalization, colleges and universities have not step up in increasing competitive advantage of their products, the college graduates.

collegegrads inadequate culture competency

In the graph that was released, it illustrated that the international skills and knowledge at the bottom of the chart. Below 25 percent of surveyed employers said that college graduates that they hired were below par in meeting their business expectations.

“When it comes to the types of skills and knowledge that employers feel are most important to workplace success, large majorities of employers do NOT feel that recent college graduates are well prepared. This is particularly the case for applying knowledge and skills in real-world settings, critical thinking skills, and written and oral communication skills — areas in which fewer than three in 10 employers think that recent college graduates are well prepared. Yet even in the areas of ethical decision-making and working with others in teams, many employers do not give graduates high marks,” the AACU report says.

Indeed, a fascinating illustrations of how commercialized our educational systems and not meeting the expectations of industries that employ their graduates. In the last ten years, my team in ReloNavigator has been extensively involved in the development of global competency among leaders of internationally operating organizations.  We have defined then the needed competency of professionals who will be working in a global landscape.  We also published numerous articles in the same perspectives to share our focus for the development of people as they are the brand that will demonstrate the High Performance Organization.

Below is the illustration of “Global Competency” that will make one become successful internationally, regardless of his or her functional responsibilities.

Expanding Across the US / Canadian Border in 2015

By: Juntee Terrenal, GMS, Strategic International Business Leader, Adviser & Coach

Winning is your best intention when you plan of expanding at new location. However, it is not as simple as bringing your luggage or drive through the border and register your intended entity, then begin operating and spending your money left and right for publicity and other things.

To become successful, seek the guidance of experts who can give you well intended insights that will support your success. Establish a relationship with people that are trustworthy and lead you to success, not spending time with others that will drain your money. Think critically and be strategically positioned to achieve best results.

Cinco Cosas que se Deben Saber Sobre Cómo las Medidas Ejecutivas del Presidente Obama Afectan a los Inmigrantes

By: Jalenn Turre, Marketing, Business & Social Media Strategist

Five Things to Know About How President Obama’s Executive Action Impacts Immigrants (Source: The White House Blog, by Cecilia Muñoz)

President Obama issued last week an Executive Action to fix as much of our broken immigration system within the scope of his existing legal authority. The President is determined to fix as much of the problem as he can, while continuing to work with Congress to pass a comprehensive, bipartisan immigration reform bill.

  2. No vas a poder presentar tu solicitud por varios meses

  3. Personas que crucen la frontera en fecha reciente tendrán prioridad para deportación

  4. Si cometes fraude no cumplirás con los requisitos

  5. Cuídate de los estafadores

48M Turkey Consumed in America at Thanksgiving Day

By Paul A. Soley, CRP, GMS, Co-Founder & Managing Director, Curzon Real Estate LLC (New York) & James Moss, FRICS, MCIArb, Managing Director, Curzon Property Consultants (London)

He therefore called it ‘tuka’ which is ‘peacock’ in Tamil, and Indian language.

The Native American name for turkey is ‘firkee’; some say this is how turkeys got their name. Simple facts, however, sometimes produce the best answers-when a turkey is scared, it makes a “turk, turk, turk” noise.

10 Turkey Facts You May Not Know

  1. At one time, the turkey and the bald eagle were each considered as the national symbol of America. Benjamin Franklin was one of those who argues passionately on behalf of the turkey. Franklin felt the turkey, although “vain and silly”, was a better choice than the bald eagle, whom he felt was “a coward”
  2. American per capital consumption of turkeys has soared from 8.3 pounds in 1975 to 18.5 pounds in 1997 and has remained stable at about 16 pounds since 2011.
  3. Turkeys are fed a diet of mainly corn and soybean meal along with a supplement of vitamins and minerals. They grow to full maturity in about 4 to 5 months, depending on the desired market weight.

$200K as Disgorgement by TRUSTe for Deceiving Consumers

By: Jalenn Turre, Marketing, Business & Social Media Strategist

FTC (Fed Trade Commission)

Credit: ftc.gov

The Federal Trade Commission charged TRUSTe, Inc., a major provider of privacy certifications for online businesses; that it deceived consumers about its recertification program for company’s privacy practices, as well as perpetuated its misrepresentation as a non-profit entity.

TRUSTe was ordered to pay $200K USD within 5 days to the US Treasury as disgorgement.

By agreeing to pay a $200K legal settlement with the Federal Trade Commission (FTC) means assuming responsibility of wrongdoing. This organization was found conducting deceitful practices to its consumer’s privacy.

A brief description of who they are and what they do is available at their website (http://www.truste.com/about-TRUSTe/);

Powering Trust in the Data Economy

Our team of 150+ professionals is dedicated to solving emerging privacy challenges and provides a unique combination of privacy expertise, methodology, and technology.

“TRUSTe promised to hold companies accountable for protecting consumer privacy, but it fell short of that pledge,” FTC Chairwoman Edith Ramirez said in a statement.

It was ordered that “TRUSTe shall maintain and upon request make available to the Federal Trade Commission for inspection and copying, a print or electronic copy of, for a period of five (5) years from the date of preparation or dissemination, whichever is later, all documents, whether in written or electronic form, that relate to compliance with this order, including but not limited to:”

  •  advertisements and promotional materials

  • consumer complaints (whether received directly, indirectly, or through any third party)

  • copies of all subpoenas and other communications with law enforcement entities or personnel

  • any documents, whether prepared by or on behalf of Respondent

Each violation of such an order may result in a civil penalty of up to $16,000.

Canadian Story To Be Shared Internationally

This story appeared and published by Vancouver Sun, dated November 12, 2014.

Thank you Vancouver Sun for sharing and it is a story to be told internationally.  Mr. Richard Brunt, thank you for sharing us your realistic view and observations.

“The reaction is right off the Richter scale,” Brunt said Tuesday. “People are phoning and emailing me. I had no idea it would even get published. I had to shut down my Twitter account.”

“When you are done with Obama, can you send him our way?”

Brunt said he was inspired to write the letter because of an article in the Detroit paper. “I was a little bit upset with the U.S. midterm elections and I was surfing the Net … and something in the Detroit Free Press caught my eye and annoyed me and so I just replied.”

Indeed, only the few handful will read and understand Mr. Brunt’s message. However, in American way what’s the next politics in play!

Strong International Presence at the West End of London

By James Moss, Managing Director, FRICS, MCIArb, Curzon Property Consultants

West End Retail Market Brings In Strong International Retailers

(This article appeared first at the Curzon’s October/November Market Update; shared to us by Mr. James Moss of Curzon Property Consultants based in London, UK; one among the “Established Professionals & Trusted Networks” and “International Businesses Board” of ReloNavigator.)

The strong recovery in the commercial property sector continues with increasing yield compression in London and across the UK.

There was a further tightening of City office yields reflecting the future office shortage being predicted by the sector.

The increasing business attraction and lifestyle diversification taking place in the City of  London, is helping the recovery in its commercial sector.

Also the Provincial Offices sector is gradually coming in to their own many years in the wilderness. As ever tenant covenant strength and location remain critical to any investment decision.

2014 Prime Yields London WestEnd

Prime West End retail continues to remain a very hot market and especially attracts luxury international retailers. Since 2012 alone, 67 new international entrants have opened their first store in prime London retail locations.

Importantly the yield spread in the commercial sector vs. gilts is still some way of 2007 levels, indicating potential rental growth and increased return opportunities ahead.
